What on Earth is an EPC?

To market your property for sale and Energy Performance Certificate is required by law. An Energy Performance Certificate (EPC) is the end product of an energy efficiency assessment of a property.

A series of checks are done on your property, based on those results we then produce a final rating on how energy efficient the property is (much like the white goods rating A-G) and provide you with the certificate.

We can also make recommendations that will improve a property's rating.

What is inspected by the DEA (Domestic Energy Assessor)?

The DEA (Domestic Energy Assessor) will look at the property from different angles both inside and outside, assessing the construction type and year of build. This is important as it will affect the RDSAP (Reduced Data Standard Assessment Procedure) rating, the RDSAP rating is the standard measured rating utilised in all EPC's (Energy Performance Certificates) i.e. the software used to calculate the final rating. The DEA then inspects the type of heating system used in the property, the type of windows, if there are any energy saving light bulbs in use, the type of insulation used in the roof space, and whether there are cavity walls etc. All this information is calculated and inputted into the Government approved software and an Energy Performance Certificate is produced.

The DEA (Domestic Energy Assessor) will take various photographs during the inspection. This is a requirement of their accreditation to document the evidence and to assist in any queries that may arise at a later date. It usually covers the depth of insulation in loft space if accessible, window type, boiler, energy saving bulbs etc.

Please note: Only energy saving light bulbs used in fixed lighting (main overhead lights, wall lights etc) are calculated by the software. Free standing sidelights are not counted.
